Regal Palms offers vacation home rentals within driving distance, but away from the bustle of Disney World. The main draws of this resort are value and spaciousness. An onsite swimming area includes a zero-entry pool, a lazy river and a waterslide. The resort sits next to the Highlands Reserve Golf Club, making it the ideal place for golfing families. Vacation homes have three bedrooms and can sleep up to seven or 11 family members, depending on the size. Families can choose to stay by the pool or in a town home in the gardens. Homes contain full kitchens, washers/dryer units and living rooms.

My family stayed in a 4 bedroom townhome between Nov 2nd, 2019- Nov 9th, 2019. The cleanliness is terrible. There were roaches in our unit. A total of 4 before we left. One in the downstairs full bath. One in the kitchen. One in the coffee pot and one crawling up the wall in the living space. There were cobwebs and dust all over the light fixtures. There were stains on the walls and baseboards. The towels that were provided were covered in hair. The internet kept going out. The dishwasher did not work. The spa had something floating in it. The furniture was torn up. The staff was very rude and accused my husband of sneaking alcohol using our bag of towels into the pool area. When my husband showed the staff member it was just towels, he went on telling my husband how he was rude and disrespectful. Then this person went and started harassing a mom and her 2 kids. We called management and they said they will send someone out, which never happened. Housekeeping was on Tuesday and told the lady the place needed cleaning, she said ok. The only things she did was provided towels, changed the bedsheets, and took out the trash. Not one cleaning product insight. On Wednesday my husband started feeling ill. By Thursday I was feeling ill. We returned home Saturday night and Sunday morning my husband and I needed to go to the ER because we were doing nothing but coughing constantly, couldn't sleep, couldn't eat, in a lot of pain from our throats. The doctor had to put us on steroids because our throats were so swollen. I had to miss work because of a lack of sleep and pain. I still can not eat a full meal. I usually look at the reviews before booking a place to stay. I guess I should have looked at Expedia, Booking.com and not just one place like RCI. Apparently, some of the reviews say there are mice in some units. I will ABSOLUTELY never stay at this place again nor will I recommend it to anyone!

We rented a 3 bedroom, 3 bath condo through the AFVC at Regal Palms. This is a huge resort complex and all of the AFVC rental condos are at the far edge of the property. You have to have a car if you stay here. The good - check in was really easy at 4:00 pm on a Saturday. No waiting at all and the check in staff was very friendly and explained all the resort rules. I did not have to pay a resort fee since that had already been paid through my payment to AFVC. The six people in our group - 4 adults, a 12 year old and a 10 year old received stretchy arm bands that unlocked our condo, and were used to unlock the gate at the pool (these cost $10 if you lose one). You can rent towels with a $10 deposit or bring your own. The pool was a lot of fun. They have 2 pools and one has a lazy river and a slide that everyone seemed to enjoy. You have to bring your own floats. There is a Publix grocery store nearby to get floats and groceries for the condos. The condo had a master bedroom and bath with a king bed upstairs and another bedroom with 2 queen beds and a bathroom also upstairs. This bedroom had a door to an outside balcony. The master bedroom had a safe. Both bedrooms had walk in closets. The third bedroom was on the first floor with one queen bed and a bathroom. This room also had a door that opened to the outside and one that opened to the dining area. Upstairs was a stackable washer and dryer (bring your own detergent). These are small but we used them several times and they were really handy for drying towels and swim suits. There were towels in every bathroom plus upstairs a closet had extra towels, washcloths, etc. And on Tuesday of the week we were there someone came and brought clean towels. They only do this once. There was a full kitchen with plenty of cups, glasses, and dishes and a full size fridge with an ice maker. We went to Publix and stocked up on breakfast foods, drinks and snacks. The condos come with one roll of toilet paper in each bathroom, one roll of paper towel, a couple of dishwater detergents, and a small bottle of dish detergent. You have to supply the paper products for the rest of the week. I am used to this because this is the way most condos work but I see a lot of complaints about this. Also, this is Florida so if you don't clean off the kitchen counters at night, you will have some ants. Trash can was beside the back patio. Also we had internet in the condo which I haven't had in any of the others I have stayed in. There was plenty of space to be together and plenty of room to be apart.
The cons - this is not the place to stay if you don't have a car. Its too far to walk to the pool. It's about 15 miles from the Disney parks. They don't have a shuttle. Again, don't stay here without a car. The carpet in this condo needed to be cleaned. The air conditioner could only be turned down to 72. That just wasn't cool enough for the downstairs bedroom. The other two bedrooms have ceiling fans. There is a sign on the thermostat that states that if you turn down the air conditioner under 72 and it freezes up that you will have to pay the $150 service fee.
Overall, we really liked Regal Palms and I would stay there again.
