Situated near historic downtown Fredericksburg, this all-suite hotel is located near Civil War Battlefields and the University of Mary Washington. The Spotsylvania Towne Center, with plenty of shops and restaurants, is within walking distance as well. After a day of touring the town, families can spend some quality time at the indoor pool. The spacious studio, one- or two-bedroom suites feature king or queen beds, a sleeper sofa in a separate living room area and a fully equipped kitchenette with refrigerator, stovetop, microwave, dishwasher and pots and pans. Cribs and rollaway beds are available upon request. Complimentary Wi-Fi access is available within the suites as well, making it convenient for the whole family to stay connected to work, home and school. Pets are also welcome to stay here for an additional fee. Families will love to start the day with the free hot breakfast buffet with items like eggs, hot and cold cereal, fruit, yogurt, muffins and more. Coffee can be found in the lobby all day.

I am a Marriott Platinum member and this is the worst hotel I’ve ever encountered in or out of the Marriott portfolio. I highly recommend that travelers avoid this property if possible. While it is a clean reasonably priced property it’s staff and management are the worst I’ve ever encountered. They charged me twice for the same hotel room and refuse to respond to Marriott customer service or myself. I repeat they charged me TWICE for the same room and show no interest in making it right.
I booked a hotel here for a very late night arrival in October. Had car trouble and didn’t get there till almost morning. When I arrived the front door was locked(reasonable for 5 in the morning). Had to knock on the door for 5 minutes to get someone to let me in. Male employee showed up talking on a cell phone. Appeared he’d come from the lounge area. When I gave him my name I was told I did not have a reservation at the property. Knowing that I did have a reservation I provided my confirmation number. Afterwards I was told by the employee that he had cancelled my reservation earlier that evening. He said he would correct this and get me to my room. I requested late checkout which is guaranteed till 4PM as I’m a Platinum member. I wish I had his name but it was quite late and I just wanted to sleep.
Had an uneventful stay after this point. The room was clean and well maintained. Checked out prior to 2PM. Clerk at the front desk said he would email me my receipt.
I didn’t realize till later that the front desk clerk who had checked me in had created a second reservation for the next day and night. Doesn’t sound that bad but it means my credit card had been double charged for one room. I realized what had happened almost a week later when I checked my credit card statement. I contacted Marriott elite support and they sent a message to management regarding this error. Was told a manager would reach out to me. Over another week has passed and despite contacting elite support twice more no progress has been made. Each time I’ve been told they have reached out the property and I’ll here back from a manager soon. The third time I reached out to Bonvoy customer service the service rep tried to contact a manager by phone. No one at the property manager of not would pick up the phone. Was told to wait and call back a fourth time next week.
You might be saying to yourself why don’t you just contact the property yourself? I would if they would answer their phone. Tried to call them over a dozen times over the course of this evening and NO ONE answered.
To sum up if you have any issues at this property the chance of getting it resolved if you’re not physically on property is almost nil. Not sure if this place even has a manager. Think Marriott national customer service will be able to help you? Nope. This property apparently refuses to respond to correspondence from them too. Won’t answer the phone either.
First negative review I’ve posted on here. Truly awful experience. AVOID at all costs.

Josiah is an asset to Marriott. He was very professional and helpful during our stay. The property was well maintained and convenient to food and shopping. My only complaint...the furniture in the living room was the MOST UNCOMFORTABLE that I have ever encountered. The sofa needed back cushions and the uneven arms made it difficult to sit on for any period of time.
