Stayed at the Arena Hotel, SAN Jose for 2 nights to see ELO at the SAP Centre. The hotel was reasonably priced compared to others in the area, reviews were mixed so we knew it wasn’t going to be 5* luxury.
The hotel was quite easy to find as it is on the same street as the SAP Centre and just 2 blocks away (10 minute walk). Parking at the hotel was free and there was plenty of space. It’s also only a 15 minute walk from the SAN Pedro Square area which has some nice restaurants and bars although prepare yourself to see masses of homeless people in San Jose. None of these people bothered us at all but it could be off putting for some people as they were literally everywhere.
The hotel is very basic and it was like going back 30 years in time. Our room did not look anything like the nice photos of the bedrooms on the website, most things in the room looked dated and it was difficult to tell if the fixtures and fittings were dirty or just old. Beds were reasonably comfortable. No safe in the room. The staff at reception that we had dealings with were quite helpful but the staff in the breakfast room just chatted amongst themselves and weren’t helpful or friendly at all.
Breakfast was probably the most basic I’ve ever had at an hotel. Paper plates and plastic cutlery, a small selection of cereal, yoghurt and bread, eggs and bacon on the first morning and eggs and sausage on the second.
So to summarise:
Positives - Hotel is ok for a base for a night or two, appeared mostly clean, reasonable price (California is very expensive), close to SAP Centre
Negatives: Lots of homelessness and not much to do in San Jose.

The location is walking distance to a bunch of restaurants as well as coffee and groceries.
The little interaction I had with staff was efficient.
The room was spacious (especially for the price) and MOSTLY clean.
FREE breakfast. Are you going to write home about the tastiness of the food? Probably not, but it is an above average hotel continental breakfast buffet.
Parking was included and convenient.
The ONLY gripe I had was that the bottom of the shower/bath was visibly dirty. Not nasty, but still unfortunate. We took showers, but the dirtiness did keep me from wanting to take a bath there.
Overall, a very positive experience. I would definitely recommend staying here, unless baths are essential.
