I booked this hotel because of 4 star rating and location. Location is pretty good (within 5 minute walk to Waverley) and there’s a tram stop right outside with links to west end, airport etc. The 4 star rating is a joke though. The reception area, bar and restaurant are very small and dingy. I was initially offered small room and then given much bigger room in basement. First impression was good. But it was downhill from there. My main complaints are (1) sink tap not fixed - so rotates when you turn water on revealing mould, (2) ‘complimentary’ mini bar empty apart from 2 bottles of water, (3) no snacks in room, (4) safe broken, (5) tiny window with no view at all and (6) badly water damaged ceiling. I decided to order some food, but menu was awful - very limited choice. So I wandered down to restaurant - same menu! I didn’t feel comfortable going out for food as safe broken. So I ended-up not eating at all. Whilst the bed was comfy I barely slept. So much noise from pipes, air vent and especially from air con unit (despite being switched off). I was really looking forward to breakfast. But again, massive disappointment for ‘4 star’ hotel. I didn’t bother and promptly left. Receptionist didn’t even ask me about my stay.

Perfect hotel located right at the bottom of Edinburgh Castle. It's located in the
GrassMarket neighborhood of the city, great little bars and restaurants and shopping. We were out walking at midnight, and the same at 6:00 am. Always felt safe. Everything was just as it should be in the room. We were very happy with our stay here. We will absolutely stay here again next time in Edinburgh. Find Flodden Wall, its just around the corner and worth exploring. You will not be disappointed at this hotel.
