The property is located right next to an empty lot. The empty lot looks like a possible place where homeless people hang out.

The place from the outside to the inside has a look and feel of dirty. Our first room smelled like smoke. When we went back to the front desk to request another room, the guy asked us it smelled like "good" or "bad" smoke?! Our second room smelled a tad better. I sprayed tons of Fe-breeze and we made do. The floors and carpets are filthy.

Positives: cable tv, the bathroom was somewhat upgraded, the beds were comfortable and the sheets felt good. The breakfast was extensive but once again, do not expect cleanliness to be a top priority.

We stayed there two nights during a visit to see out daughter who attends the University of Memphis. After our visit, we came home and I would not allow any of us to bring out suitcases in. We kept them outside for a couple of days, just in case any critters had come home with us.

Overall I would not recommend in any form or fashion.

This hotel was clean for the most part, but did have a couple of areas that could be better. I think the wallpaper and painting were overdue for a refresh. The bed was clean, comfortable. Nice,big screen TVs. Front desk staff very nice and accommodating. Caulking in bathroom should be dug out and redone. Chips and cracks where tub wall met floor. Would I stay here again? Probably not, because it’s in a crummy part of Memphis (we are from Wa state), but the questionable neighborhood.is the main reason. Hot breakfast was good,typical as an improvement over continental breakfast.
